Cavity wall ties connect the inner and outer leaves of a cavity wall. In properties built between roughly 1920 and 1980, these ties were often made from mild steel that corrodes when exposed to moisture — expanding as it rusts and forcing horizontal cracks through the mortar bed joints. If left untreated, corroded ties cause significant structural damage and compromise the stability of the outer leaf. How do you detect corroded wall ties?

We use calibrated electromagnetic detection equipment to locate existing ties through the outer leaf. This is non-destructive and does not require opening up the wall. We can also use borescope inspection through small drill holes to visually assess tie condition.

Is wall tie replacement covered by a guarantee?

Wall tie replacement does not carry a written guarantee. Stainless steel does not corrode, so correctly installed replacement ties will last the lifetime of the building. We provide a full written report on all work carried out.

Will my cavity wall insulation need to be removed?

Not always — in many cases we can install new ties without removing existing insulation. Where insulation has contributed significantly to tie corrosion, we may recommend partial or full clearance.
